You found a great apartment and are excited to get the process of renting it started. However, before you make a commitment, it is important to be sure that you know exactly what you are getting into. Many renters, especially first time renters are tempted to sign the lease point blank while ignoring the vast majority of the provisions. You may be under the false impression that they simply do not matter because you are only signing a 12-month lease agreement. Is The Condition Of The Property Documented?


When you are renting an automobile that has a humongous dent in the bumper, you certainly would not sign the rental contract without documenting the pre-existing damage. Your apartment is no different. That means you should not sign the lease until you are happy with the interior and exterior condition of the apartment. You need to make sure that everything in the apartment works, determine if there are any pre-existing issues, and take note of the problems so that you will not be charged for them when you move out of the place. 


Are You Allowed To Have Roommates?


Although it may be common to have roommates when renting an apartment, not all landlords actually allow it. Even if you plan to sign the lease with a roommate, there may very well come a time when that roommate decides to move out. You may want another roommate to move in to replace him or her. Never assume that it is ok to do that. Most landlords will want to approve any new roommates. Some landlords simply will not allow new roommates. That is why you need to hash this out with your prospective landlord prior to signing the initial lease.  


What Is The Neighborhood Like After Dark?


Always check out the building and the neighborhood after dark. That is when people are typically home, and the true character of both the building and the neighborhood becomes evident. Pay careful attention to the amount of people that enter and leave the property and whether or not people tend to gather in the immediate area. Also pay attention to any loud noises, and the types of automobiles that are parked in the neighborhood. Last but certainly not least, take note of any police related activity. You certainly want to make sure that the neighborhood is safe after dark.  These are all factors that can help you determine if the neighborhood is not only safe, but also a place where you would want to live.
